Viewing a Rental Home in Whitecourt: A Practical Checklist
A rental viewing is a chance to picture everyday life in your next home. In Whitecourt, a little preparation can help you find the right space, plan your move and start with clear expectations.
Before you visit, think about your preferred move-in date, household size, budget and any pets. Knowing your priorities makes it easier to discuss whether a home is a good fit.
1. Picture how you'll use the space
Start with the jobs each room needs to do. Will the third bedroom be a bedroom, an office or a quiet place for hobbies? Think about the layout that would make your daily routine easier.
Consider how the bedrooms and shared living areas suit your household.
Look for coat, boot and cleaning-supply storage near the entrance.
Check where laundry, shelving and larger items can go. Ask which storage areas are included.
If you work from home, ask about internet service at the exact address and where equipment can be connected.
Share any important space or access needs early so you and the landlord can work out whether the home suits your plans.
2. Count showers as well as bathrooms
Ask what fixtures are in each bathroom. A half bathroom generally has a toilet and sink, without a bath or shower. A home described as having 1.5 bathrooms can give two people access to a toilet while still having just one place to shower.
Think through the busiest part of your morning. If several occupants leave at the same time, the number and location of showers may matter more than the headline bathroom count. Also check where towels and toiletries will be stored.
3. Get the full monthly cost in writing
Write down the rent, then ask which additional costs are yours. Check electricity, heating, water and sewer, waste collection, internet, parking and any other stated charges. Confirm how shared or separately billed utilities are calculated.
Use a simple comparison for each home: monthly rent + utilities you pay + internet + any agreed recurring charges. Keep one-time moving costs separate. Where a utility estimate is available, ask what period it covers and whether it includes winter months; an estimate isn't a fixed bill.
Whitecourt's municipal utility accounts for rental properties are held in the property owner's name. That doesn't tell you whether the cost is included in rent: clarify the arrangement with the landlord and check the Town's water and sewer information if you need the billing details.
4. Plan for the yard, parking and pets
A fenced yard can add useful outdoor space to your routine. Ask which areas are included, whether any space is shared and how yard care is handled. Agree on any changes with the landlord before making them.
Confirm who handles mowing, snow clearing and seasonal yard work, and whether equipment is supplied.
Check the parking arrangement with the vehicles you actually use in mind.
Ask where snow can be placed without blocking access.
If you have pets, confirm the property's pet policy separately. A fence isn't permission to keep a pet or a guarantee that the yard is escape-proof.
5. Start with clear expectations for caring for the home
Ask about the appliances included, the move-in arrangements and anything that needs attention before you arrive. Confirm important agreements in writing so everyone has the same understanding.
Discuss routine care, keeping shared areas tidy and respecting neighbours. Clear communication helps residents and landlords deal with small issues before they become bigger ones.
Ask how maintenance requests should be reported and which contact to use for an urgent problem. Keep that information with your move-in documents.
6. Check the address against your routine
Plan your actual trip to work, groceries and any regular activities. If transit matters, consult the Town's services directory for current transit information rather than assuming every home has the same access.
Ask where the waste cart belongs and check the collection day for the address. The Town currently lists household garbage collection on Tuesday for Hilltop, Wednesday for West Valley and Thursday for East Valley, with carts out by 7 a.m. Building arrangements can differ.
Moving boxes are worth planning for too. Whitecourt's enhanced curbside recycling service starts October 9, 2026. The Town says Friday collection and clear or blue bags will continue. Check the current garbage and recycling guidance for accepted materials and the rules for your address.
Before you leave the viewing
Get clear answers to these five questions:
What is included in the rent, and what do I pay separately?
Which rooms, storage, yard areas and parking spaces are included?
What work will be completed before move-in?
What are the next steps, and when is the home actually available?
Who do I contact if I need to clarify something afterward?
If an important answer is still uncertain, put it on your follow-up list. A few precise questions now are easier than discovering a mismatch after your furniture arrives.
